As of 1 November 2025, new legislation has strengthened existing electrical safety responsibilities for social landlords, improving the safety of your home.
Landlords have always been responsible for ensuring homes are safe, but this legislation now introduces a clear five-year inspection cycle and stronger protections for those in social housing.
From 1 November 2025, every home will have its wiring, sockets and lighting circuits tested by a qualified electrician. You will receive a copy of the inspection report and details of any repairs that need to be completed to make your home safe.
If you already have a tenancy and are due an inspection, we will contact you to ensure your home meets the new five-year electrical safety requirement.
Our contractors, Lux, will be carrying out the inspection on our behalf.

All Watford Community Housing and Lux electricians carry an official photo ID card so you can be confident that anyone attending is authorised to complete the inspection.

The inspection usually takes one to four hours, depending on the size and layout of your home, and the power will need to be switched off for part of the visit.
A short visit and your co-operation will help to keep everyone safe, so please book your appointment and give the electricians access.
