Buying land from us

Although we don’t advertise land for sale, we will consider requests to purchase land from us. Here's what you need to know if you're interested in buying some of our land.


If you are aware of a piece of land or an unused garage belonging to us that you would like to purchase to increase the size of your garden or home (with the appropriate permissions), we may be willing to sell it to you. 

Everything you need to know about making an application is set out below. If your request meets the criteria then get in touch, making sure to include all the required information so we are able to fully consider your application.


We will consider selling land, only if all of the following points apply:

  • The land in question is owned by us, with no restrictions on sale.
  • The land in question has no development potential for us or possible impact on future development proposals.
  • The local community have no objections to the purchase of the land.
  • The purchase of this land will not result in adverse environmental or amenity impact to the area.
  • The purchase of this land will not create future maintenance liabilities for us.
  • The purchase of this land has no impact on our loan security arrangements.
  • You agree to meet all of our costs relating to the purchase (such as our administration, valuation and legal fees, as well as the cost of the land once its value has been determined and the sale agreed). Please see below for more information on fees.

Please note – all purchases of land are subject to approval by our Executive Management Team. This approval will be sought after you have accepted our offer in principle.

All purchases must completed within three months of the date on the offer letter. Any sale that has not completed during this timeframe may require a new valuation report (the cost for which will be yours). You will also be required to pay any additional fees incurred after that point by Watford Community Housing (legal or otherwise), in order to complete the sale.

How do I apply?

If you have read all the information above and can confirm you are happy to proceed on this basis, please make a formal application in writing (signed) that contains your contact details and all additional documents and information mentioned below.

Your written application must include the following:

  • Where the land is located (for example, land adjacent to 12 Smith Street, or grass verge in front of 25 Jones Road)
  • Clearly printed, marked and outlined photos, maps and plans showing the area in question
  • Measurements of the area of land you are interested in
 
Once we have received this information, along with your payment of the initial (non-refundable) fee of £90.00 (inc. VAT) we will then investigate your proposal.

Make sure to inform us when your payment was made and the name on the account that the payment was made from.
 
What fees can I expect to pay?
Please note that we charge the following fees in relation to your proposal, at the different stages of your application:
 
  • A fee of £75.00 + VAT (£90.00 non-refundable) to cover our initial administration fees
  • Valuation fee (to be quoted)
  • Administration fee of £175.00 + VAT (£210.00) if you wish to proceed after the valuation
  • Legal fees (dependent on sale)
  • All additional fees inccured by Watford Community Housing if the sale isn't completed within three months of the date on the offer letter
