2024/25: A year of achievements
One year on from the introduction of Tenant Satisfaction Measures in April 2023, we began preparing to publish the results of our 2023/24 surveys – in which 1,261 tenants gave us feedback about the services we provide – and carry out our 2024/25 surveys.

We introduced a new, user-friendly online booking system where customers can check the availability of our community hubs 24/7, have a virtual tour rather than visiting in person, and pay online at a time convenient to them.

We held our fourth annual Big Door Knock – which is an all-staff event where we go out into our neighbourhoods to visit our residents in person and see how we can best support them – and completed 1,248 customer surveys!

We were awarded the highest possible ratings following an annual inspection by the Regulator of Social Housing. As well as retaining our G1 rating for governance and our V1 rating for viability, we earned a C1 rating under the new consumer standards.

In August 2024 we sponsored Herts Pride, Hertfordshire’s biggest celebration of the local LGBT+ community.

Our Financial Inclusion team celebrated its most successful year to date, having helped residents to improve their finances by a combined value of over £1 million in the space of a year.

Watford Community Housing staff took part in World Food Day and raised £170 – as well as a huge amount of food – to donate to Watford Foodbank.

We attended a tree-planting ceremony at Jubilee Square, our development in the heart of St Albans that opened in July 2025. The tree was planted in honour of Betty Entwistle, England’s first female town clerk and the first chief executive of St Albans City and District Council.

Jimmy’s Jackets, our free lunch club at Leavesden Green Community Hub, had a special session to celebrate Christmas, with a full Christmas dinner, crackers and saxophone music performed by a member of our Repairs team.

We held a Tenant Question Time event about communication and getting back to customers, and the following month we held a scrutiny session with residents to gain deeper insights into the topic.

We celebrated the handover of the Eldon Avenue development in Borehamwood to our Hertsmere Living joint venture company – the site was once home to two derelict garage blocks, but now includes 11 two-bedroom, high-quality affordable rent apartments.

In March, we shared details of our ‘Love your neighbourhood’ campaign, which is focused on working with residents to create cleaner, greener communities that everyone can be proud of.
