  1. Scheme summary

The proposed development will see the demolition of 10 x 1 bed, 38sqmproperties (20% smaller than current HCA minimum standard) and the construction of 32 new homes, resulting in a net gain of 22 homes.

  1. Tenure

Planning policy determines that a 32 unit residential scheme would typically require 11 affordable dwellings; 2 social rent, 8 affordable rent and 1 intermediate unit.

However, the Trust proposes the 32 homes all for affordable and the tenure mix is as follows:

  • 3 units at social rent (one bed flats)
  • 29 units at affordable rent (80% of market rent)

  1. Existing residents

The Trust had two void properties at Hemming W ay.  Therefore, 8 existing residents require to be relocated as a result of proposals. Since consultation began, the Trust has successfully rehoused residents from 3 properties and we continue to work closely with the remaining residents in order to find them a suitable alternative property that meets their needs.

Through this process we are able to provide better housing solutions, and anyone who may wish to return to the new development has the offer of a new home there. The proposals here are motivated by the need to provide more and better quality affordable accommodation.
